All cleaning after your stay is included in the cost

Linen and towels are provided. Electricity, solid fuel and heating included. A supply of logs and coal are included. This should be ample for your stay; however should you require more coal it can be purchased. Please speak with the house keeper

Good Housekeeping Deposit £250.00

A refundable £250.00 (Sterling) good housekeeping deposit is required to book the property.

We prefer credit cards for the deposit. ; However if this does not suite then a cheque / bank transfer is acceptable.

The deposit will be re credited to your credit card or returned after the premises have been vacated and checked for damage & breakages.

We prefer all further payments by credit card but cheques / bank transfers are also acceptable in Sterling or Euros.


Key fobs are provided

A deduction of £100.00 will be made from the deposit should a fob be lost or damaged

The house is alarmed and must be kept so for insurance purposes. The alarm must be set when you leave the house.

To use the fob simply hold the fob up to the bottom of the alarm panel and hold it there until the alarm either activates or de-activates. Activication is verified when a message comes up on the LCD display at the top of the system.

(To control the alarm manually without fob)

When you leave the house, open the alarm box and press a –

a series of beeps indicates you have 45 seconds to leave the house.

The alarm control box is situated in the utility room. The utility room situated behind the kitchen in the small corridor on the right. There are two boxes on the wall of this room adjacent to the utility room sink. The top one is for the alarm. The bottom one sets the heating.

When you enter the house, the alarm will sound. Go straight to the alarm in the utility room and enter the code (xxxx) + enter. This will stop the alarm.


There are two multi fuel stoves in the house, one in the lounge and one in the dining room. They provide a wonderful and economic way to heat the house, as well as providing a lovely heart to both rooms. Coal is provided as is wood and both are at the kitchen glass door entrance. You can find an axe by the fridge to chop kindling. Firelighters are in the cupboard under the sink, or available at the spar in the village.

To start the fires

Open both the disk vent and the stainless steel rod vent as far as possible and light the fire using wood and firelighters. Wait until the wood has caught well and then add coal. Wait for 5 minutes or so until the coal is glowing and then shut the disk vent by turning it clockwise, allowing the fire to be provided with enough air to keep it lit. The stainless steel rod vent is to be used to control the fire.

Do not keep the vents open as the fire will over heat and cause damage to the stove and glass. The thermostat should remain at a max of 300-400 degrees. Temperatures over 500 degrees are dangerous.

At night, add coal, then allow the coal to ignite and only then shut the vents down – the coal will burn slowly overnight. In the morning, open the vents and the fire will spring to life. Rake out the ashes into the container underneath, and using the gloves provided; empty the ashes into the metal bucket outside the kitchen doors.


The heating is oil. This will be delivered automatically by a local supplier using a signalman service. For this reason, do not unplug the white plugs in the kitchen (one on the work surface to the left of the cooker and one under the curved breakfast bar on the left). The heating is automatically timed to come on in the morning and the evening. Please do not adjust these times. The thermostat is situated in the kitchen above the light switches in the corridor going through to the playroom.


There is a Wi Fi facility at the house that is switched on.

Study and master dressing room

These rooms are out of bounds. A small amount of worthless but nonetheless personal effects are kept there along with all our books. These are very precious to us.

Airing cupboard

Situated in the upstairs corridor in between the twin and single rooms. Please do not use anything from there as you have been provided with clean sheets and towels.


If you light candles, please do not forget to blow them out!!

Window keys

All patio window keys are held on individual key hooks behind the curtains of each bedroom. To lock after use you must lift the door handle further than the normal horizontal position. The keys must be returned to their hook after use. If they go missing we will have to replace the locks!!

Please take rubbish to the large refuse bins at the side of the garage.

The large grey one is for general household waste

The large brown one is for garden refuse and biodegradables

Plastic and glass bottles get deposited separately in bins provided

Our kitchen is a large, well-equipped breakfasting kitchen which is the hub of our family friendly home

A huge stainless steel fridge (Big enough for a huge Haggis)! Stainless steel fittings throughout. Our kitchen has direct access to the driveway and parking area through the double French Doors making unloading any shopping or luggage really easy.

Master living room

A supremely elegant main sitting room, tastefully furnished in warm tones, with a huge “L” shaped red sofa. It’s very modern and trendy!09 Living Room master view

A railway sleeper coffee table is situated in the middle of the room to serve drinks, coffee or simply use for newspapers and reading material. After all you need somewhere quiet to sit and relax.

The room has direct access through the French doors to the main gardens and the garden dining area. The garden furniture, designed by the Italian manufacturer “Emu” is FAB!

6 chairs and a table are provided but there is room around the table for substantially more people if you need. The cobblestone patio really is a great location to have an al fresco party!

Cosy ‘snug’

It’s thoroughly atmospheric either in summer when burning low, remember this is Scotland! or as the centre piece to the room during a blustery, wet, wintery night.

We’ve also installed a large Flat Screen TV and DVD with remote control and access to all Satellite Channels.
There’s a large and very comfortable sofa, a relaxing armchair and an occasional chair situated by the fire.
Walnut and glass drinks cabinets sit in each corner of the room. If you can’t relax here then there is something seriously wrong!

Dining room

You’ll find another Multi-Fuel Stove of the same make located on a slate hearth in the centre of the room19 Dining Room From Nook

With the fire set low, this can also be used in summer for effect by creating a lovely glow to the room, remembering again….this is Scotland!
However in winter with the winds howling or the snow falling, open up the vents, light the candles and this stove can help create an incredible dining experience.
The walnut dining table is “quite unique” and can accommodate up to 10 when fully extended. There are 10 antique Queen Elizabeth chairs to seat all should the need arise.


Our children always make full use of our very large games room.

34 Kids Playroom

It’s the first room they run too when we come home. I hope yours do to!

(Including table football, piano and board games)

Again the room has access to the gardens through French Doors.

If weather permits kids can dash in and out without causing mayhem throughout the rest of the house.

En Suite Bathroom Master Bedroom

Situated in the master bedroom is the en suite bathroom.36 Bathroom

This is an oversized (1.5M) glass showering cubicle with a large chrome, ceiling mounted shower head. The showering space is huge with a modern, wall mounted porcelain wash hand basin WC

It is a nice powerful shower in this attractive bathroom. It can be used as a stand alone shower as there is a complete glass splash back in place.

A porcelain basin and antique WC are also fitted.

Communal Bathroom

It contains a claw footed free-standing bath. A bit posh!

A shower is located in the bath however the shower is only supplied to rinse hair and help wash the kids.

It is not to be used as a stand alone shower as there is no glass splash back provided. A porcelain basin and antique WC are also fitted.

Shower room adjoining kitchen

A slate floored shower room cum public toilet with large porcelain wash hand basin and WC. Perfectly situated if you want to “spend a penny” when cooking or socializing in the kitchen.

There’s also a power shower with glass cubicle. It’s proved very popular with the owner of the house and is used frequently after being out for a morning run up on the “West Highland Way!”
